Due to very limited parking we ask that all residents utilize their driveway AND garage for vehicles and limit the common area parking spaces for guests.
Any vehicles that have flat tires or expired tags are considered inoperable and WILL be towed.

Starting January 1 , 2025 monthly dues will be $100.00 per month and are due on the first of each month.  Coupon books will not be mailed unless a homeowner requests one.  (if you requested in 2024 you will automatically receive one for 2025 and do not need to do anything)  If you would like a coupon book please contact BriannaDickey@TowneProperties.com and she can order one for you.

Frequently Asked Questions
Q: How do I obtain my mailbox key?
A: If one was not given to you at closing, you will need to contact your local Post Office to obtain a key. You may visit their website to find the address of the local office.
 
Q:How do I report a street light out?
A: You can contact Duke Energy to report the light out by visiting their website. You can even sign up to be notified when the light has been fixed. It is always helpful to have the pole number when reporting.
 
Q: How much Insurance do I need?
A: The HOA only covers the common areas. Each homeowner is responsible for having their own homeowners insurance. The HOA does NOT cover exterior maintenance or repair.  Homeowner may also want to consider “Limited water back up and sump discharge or overflow” coverage.
 
Q: When is the Annual Homeowner's meeting?
A: The Annual Homeowner's meeting is scheduled in November, each year, on a date selected by the Board.
 
Q: Can I attend a Board Meeting?
A: HOA Board meetings are scheduled quarterly and the dates are on the community calendar. If you would like to attend a Board Meeting, please contact Towne Properties so that you can be added to the agenda. If you are unable to attend the meeting, you may email the Community Service Admin (info on the homepage) with a formal letter to the Board. This will be placed in the Board Packet for discussion at the meeting.
 
Q: Who do I call in an emergency?
A: If you experience an emergency, you should first call 911 or the local authorities (police, ambulance, etc.) If the emergency is related to a community issue, please call the number listed on the homepage. If this is an after hours emergency, please call 919-878-8787 and press 3 to be connected to the on call associate.
 
Q: Can I feed the wild animals?
A: Please make sure your bird feeders are cleaned on a regular basis and please do your part to avoid the squirrels, racoons or other wild life from having access to these feeders.
 
Most wildlife experts will advise you to Not feed the squirrels.
·         Wild animals have specialized diets.
·         Squirrels become dependent on your “food buffet”.  Once the “food buffet” closes the squirrel will not be able to become self-sufficient again and will die.
·         If the buffet  is stocked the squirrel will let all his friends know and now the area will be over populated with squirrels.
·         They will lose their innate fear of humans and can become aggressive.
 
Squirrels can damage you or your neighbor’s home.
Chewing on nearby power lines.
Chewing through your rooftop wiring.
Causing nearby powerlines to droop.
Chewing a hole into your attic, decreasing insulation.
Nesting in your attic.
Chewing on your siding.
